Check-in and Check-out Procedures

• ID required before check-in through approved third party partner.
• ID VERIFICATION AND DAMAGE WAIVER/DEPOSIT REQUIRED PRIOR TO CHECK-IN. This property has special local compliance requirements which include a signed rental agreement, ID verification and a security hold of $1500 (authorization hold only, released after checkout). As an optional alternative to the security hold, a non-refundable damage waiver provided by a third-party insurance company may be purchased. The optional damage waiver is $109 for stays up to 10 nights, with an additional $2.5 per day for longer stays. One of these options is required to complete the check-in process.

Property Access

• Two 5-bedroom, 2.5-bath homes, next door to each other, sleep 12 guests each (24 total).
• Garage parking for 2 vehicles, driveway parking for 2 vehicles, and overnight street parking is available.
• For guest safety, a Ring doorbell camera monitors the front of the property. Two additional exterior Ring cameras monitor the backyard and driveway. Cameras record video/audio and are on during every reservation.

Policies and Rules

• Corporate, social parties/events allowed only with pre-approval from the host. Additional fees apply.
• No more than 24 guests allowed unless pre-approved by the host.
• No drop-by, unregistered guests unless pre-approved by the host.
• No parking or driving on the lawn. Damage to the lawn or sprinkler system will be charged to the guest.
• No use of the fireplace is allowed.
• If traveling with a pet, a $300 per pet per stay fee applies.
• ABSOLUTELY NO SMOKING OR VAPING of any kind in the house/garage. This will result in a $500 fine for deep cleaning. Smoking is allowed outside in the backyard only. Please discard cigarette butts responsibly.
• Quiet hours: 9PM to 8AM. Complaints from a neighbor may result in immediate cancellation of your stay without refund.

Fees and Payments

• Pet fee: $300 per pet per stay.
• Damage waiver purchase ($109) or credit card authorization hold ($1500) required before check-in (via approved third party partner). For stays longer than 10 nights, the waiver is $109 plus $2.5 per additional day.
• $500 fine for deep cleaning if smoking or vaping occurs in the house/garage.
• Additional fees may apply for unapproved events or exceeding guest maximum without host approval.
• Damage to the lawn or sprinkler system from parking/driving on the lawn will be charged to the guest.

Parking Information

• Free driveway parking and street parking.
• Garage (2 vehicles), driveway (2 vehicles), overnight street parking.
• No parking or driving on the lawn. Damage to the lawn or sprinkler system will be charged to the guest.

Utilities and Amenities Access

• WiFi provided.
• Smart TV (Roku TVs with YouTube TV included).
• In-unit washer and dryer.
• Central heat and AC.
• Complimentary starter pack of essentials: toilet paper, shampoo, conditioner, body soap, kitchen necessities (garbage bags, paper towels, hand and dish soap, dishwasher soap, laundry detergent). Essentials provided for trip start only.
• Towels, bed linens, complimentary toiletries, hair dryers provided.
• Charbroil grill and wood burning fire pit (outdoor use).
• No use of the fireplace is allowed.
• Accessibility: Bathroom and common space step-free access.

Safety and Emergency Information

• Ring doorbell camera (front), two exterior Ring cameras (backyard, driveway) record video/audio and are always on.
• Smoke alarm, carbon monoxide detector, fire extinguisher, first aid kit present.
• Quiet hours: 9PM to 8AM. Neighbor complaints may result in cancellation without refund.
